18 Griffith St Sandgate

This original Queenslander was too small for a growing family. The owners loved the block, neighbours and the area, so decided on a full rebuild.

We demolished a majority of the house leaving only a few frames and half the flooring. We have enlarged the home to 4 bedroom and 3 bathroom, with the entire home looking brand new.

 

65 Palm Avenue Shorncliffe

This tired old Queenslander was in desperate need of some loving. The house itself was solid and in good nick, it had ‘good old bones’ as the saying goes. We completely stripped the inside of all sheeting, fittings and trims and started again. The outside was mainly just a beautiful new paint job with new doors and windows, as you might notice ,the owner’s favourite colour is blue. The change in this home is pretty amazing considering the total cost was under 180k. The owners had the home revalued after the renovation and are now tens of thousands of dollars ahead. They are completely thrilled with the outcome.

 

74 Clayton Street

This 70’s Sandgate home was completely original. We totally gutted this home and started again from scratch inside. We kept all the original timber windows and cladding and even left the lower level as is. Added front and rear deck and now it’s a beautiful open plan design with living on one side and bedrooms on the other. Why knock down and build new when you can turn your tired home into a beautiful traditional home with a modern feel. This whole renovation was only $200 k. You would have spent almost double knocking it down and going again.

 

27 Kate St Shorncliffe

This old Queenslander had the front deck filled in long ago to create a sunroom. This built in front room was unusable and made the front of the house look dated, shabby and unattractive. By opening up the front deck and renovating new, this home has been restored to its former beauty. For around $30,000 this home now has fantastic street appeal. The owners lender revalued the home with an added $ 50k to draw from. A front façade renovation can be the most cost effective money spent on your family home.

 

126 Shorncliffe Parade Shorncliffe

This home had already been lifted and built under 10 years previous and was in decent nik, but owners wanted something special. Especially seeing as it had uninterrupted water views, they wanted a top quality job with all the bells and whistles and that’s what they got.

Full ducted air con, European appliances, imported stone and full 2pac cabinetry in almost every room.
All fittings were of top quality and the home has been rebuilt from the ground up. This beautiful home is now absolutely brand new but retains the character of old.

 

46 Murray Street Sandgate

The owners of this parents retreat didn’t want a large two story house and really wanted their own space. This granny flat extension gave them their own space without a huge outlay. Seeing as this style of building is not actually an extension, they could build it to their own funky style while keeping the original character house exactly as it is. If they ever tire of their own space, it would be perfect for a BnB or for the in laws.

Extensions like these are great value for money as there is no demolition or reconfiguration of existing building. Owners can live on site and watch the build progress without any interruption to their busy life. Also easy to add a mini kitchen or laundry into your design.

 

45 Second Ave Sandgate

This old house was sitting very tired with 2400 ceilings through the rear extension and hadn’t been renovated for nearly 20 years. We removed the entire rear roof and extended the rear upper ceiling to 3m to match the original house. Completely renovated the entire house to make her into something really special.

You wouldn’t know it to look at but we used Mid range fittings, appliances and kitchen to keep to the owner’s budget. The beautiful tall ceilings create a very spacious feel for a small home.

 

Unit 1/88 Eagle Terrace

This old brick unit was in original state. Built 30 years prior, it was in need of a full make over. Client’s had a tight budget, but we were able to transform this boring drab unit into a stylish clean and light unit.

We even added a second bedroom. The owners renovated this unit hoping to make a profit and they were very happy to get 3 offers in the first week of sale. The renovated unit sold in the first week making the owners a very tidy profit.
